Earthworks and Slab
Please be aware that commencement dates for Earthworks and House Slab placement are approximate as many factors play a part in the completion of these works and may be subject to change.
Common factors that can delay construction are:
- Availability of materials
- Industry trade labour shortages
- Inclement weather
- Illegal dumping
- Removal of boundary fences
- Power, Water & Gas Service locations

You will also receive automatic email updates at major stages during construction. Attached to these emails is a list of Frequently Asked Questions, please take a moment to read through these as we find these are the most commonly asked questions.
Important Information:
Timeframes: The contractual obligation for completion of your home is now 12 – 18 months from slab down, however, our goal is to get you into your new home as soon as possible.
Variations: Changes during construction cannot be made as your home will be built according to the approved plans and Building Permit. At this stage supplier orders have also been sent out and cannot be adjusted.
Progress Claims: At each progress claim stage (please refer to Annexure A of your signed contract) you will receive a tax invoice via email. You will be required to contact your financial institution and make arrangement for payment within 10 days to avoid penalty interest. If you have any questions regarding your progress payments please contact our accounts department on 6200 0272.
Access to Site: We have a duty of care to advise you that any unauthorised access to any construction site is not covered by our insurance. Machinery, tools or materials are not to be operated or removed from site. Please do not instruct our trades or contractors to make any changes, as refusal may offend.
Fencing & Landscaping: If fencing and landscaping has been included in your package from your developer, please contact your developer TBA and/or land agent TBA for further information. Please be advised that Affordable Living is not responsible to re-peg your property for fencing as the contract for this work lies with your developer.
What happens now?
- Your slab area is levelled by the earth worker.
- A structural engineer will visit your site and certify that the works are completed in accordance with the relevant codes and issue an engineer’s compaction certificate.
- A licensed surveyor will also visit your site and re peg your block boundaries to allow your designated concrete team to work from set out points.
- Your plumber will install prelay pipes prior to your slab being poured.
- Pouring of concrete slab
